The property is located in Ogmore by Sea.

It is a 3 bedroomed detached property with an open plan lounge/diner/kitchen and a small courtyard to the rear and a two tiered garden to the front with spectacular views of Ogmore, Porthcawl and the Bristol Channel. The property is Finder Only through Porters.

What we did

The Landlord contacted Porters to find a suitable contract holder as their current holders had decided to move location, they had been in the property for many years and were found previously by Porters.

Porters visited the property to take images for marketing and discuss current market value. During the appointment Porters provided the Landlord with guidance on the necessary works needed to now LET the property under the new regulations for renting a home in Wales (2023).

Contractors were instructed to carry out an EICR, EPC, gas checks and install mains smoke alarms on each floor of the property, carbon monoxide alarms were also installed near gas/solid fuel burning sources.

Decorating was carried out by the Landlord and essential maintenance jobs to ensure the property was Fit for Human Habitation.

During this time, appointments were arranged to find suitable applicants to minimise any loss of income to the Landlord.

A block booking was arranged with 5 applicants with only 3 in attendance, no interest was received. During the appointment Porters staff noticed further issues that could be addressed to improve the opportunity of finding a suitable applicant.

Discussions were held with the Landlord regarding the replacement of windows and further appointments held with the planned improvements mentioned during viewings.

Appointments were held again with suitable applications received and emailed to the Landlord for consideration.

Once the Landlord chose the application they wanted to proceed with, references were applied for by with our external referencing company with results emailed to us and the Landlord for approval.

The exiting Contract Holders moved out, the appropriate reporting was undertaken to assess the standard of the property and any issues were dealt with in accordance with the law, RSW and TDS.

An Occupation Contract was created by Porters, sent to both Landlord and the new Contract Holders for signing.

Move in checks and reports were conducted by Porters ahead of the new Contract Holders provisional move in date. As a Finder Only property a full inventory was carried with images to document the standard of the property and a FFHH certification created.

Once contracts were signed by all parties and funds received for rent and deposit, keys were released to the Contract Holder with relevant information to support a smooth move in transition.

As a Finder Only all further involvement with this property was ended.

The results:

1. Viewing appointments were carried out within 3 weeks of contact from Landlord. 3 separate appointments held.

2. Contract in place 56 days after initial rental valuation appointment.

3. Turnaround = 42 days from marketing to move in.
